Creating Unit Types

Before You Start

Make sure you have:

  • ✅ Facility created

  • ✅ Taxes configured

  • ✅ Pricing strategy planned

  • ✅ Unit dimensions documented

Step-by-Step Creation

Step 1: Access Unit Management

From your facility dashboard:

  • Click Units or Unités

  • Select Unit Types

  • Click Create Unit Type or Créer un type d'unité

Step 2: Basic Information

Unit Type Name

  • Use clear, descriptive names

  • Include size for easy identification

  • Examples: "Small 5x5", "Large 10x20 Climate"

Description

  • Write a customer-friendly description

  • Compare to familiar spaces

  • Example: "Perfect for seasonal items and boxes, about the size of a walk-in closet"

Photo (Optional)

  • Upload a professional photo

  • Maximum 2MB file size

  • Helps customers visualize the space

Step 3: Add Selling Points

Create up to 3 compelling features:

  • Size-related: "Fits contents of a 1-bedroom apartment"

  • Access-related: "Ground floor with drive-up access"

  • Security-related: "24/7 video surveillance"

Step 4: Set Dimensions

Enter physical dimensions:

  • Width: In feet (e.g., 10)

  • Length: In feet (e.g., 20)

  • Height: In feet (e.g., 8)

The system automatically calculates square footage.

Step 5: Configure Pricing

Monthly Rate

  • Base price before taxes

  • Research competitive rates

  • Consider unit features

Security Deposit

  • Typically equals one month's rent

  • Refundable at move-out

  • Can be set to $0 if not required

Step 6: Add Instructions

Move-in Instructions

  • Gate access codes or procedures

  • Office hours for key pickup

  • What to bring on move-in day

Move-out Instructions

  • Clean-out requirements

  • Key return process

  • Final inspection details

Step 7: Save and Continue

  • Review all information

  • Click Save Unit Type

  • System redirects to add individual units

Pricing Best Practices

Research Your Market

  • Check 3-5 local competitors

  • Note their pricing for similar units

  • Identify your value advantages

Consider Your Costs

  • Mortgage/rent

  • Utilities

  • Maintenance

  • Insurance

  • Desired profit margin

Strategic Pricing Tips

  • Price ending in 5 or 0 (e.g., $145, $150)

  • Climate controlled: Add 20-30% premium

  • Ground floor: Can command 5-10% premium

  • Promotional rates: Plan for first-month discounts

Common Issues

Form won't save

  • Restart unit type creation
