When you use the Stortech-generated lease (the lease built from your configuration, rather than a PDF you upload yourself), the document now prints two extra sections drawn from your settings: a summary of your policies, and — for Quebec-governed leases — an acknowledgment of important clauses that the tenant initials.
There's nothing new to fill in: these sections reuse values the platform already knows from your configuration. The goal is that the concrete terms you apply show up in black and white on the signed document. See Create your own lease template with Stortech for generator setup.
The generated lease shown below uses sample data (name, unit, dates) that Stortech fills in for the preview — your real tenant data replaces these values once the lease is sent.
Summary of your policies
An Applicable policies and terms box is added to the lease, on the last page ("Terms and conditions"), right after the late fee. It lists the terms you've configured, for example: access hours, refused-payment fee, notice before rent or rule changes, cure period after default, possible termination after non-payment, holdover penalty, abandoned or unclaimed property, governing law and judicial district.
Only the terms you've filled in appear (the box is empty/absent if none are configured). To adjust what's shown, edit the policy values in your lease configuration.
Important clauses (Quebec)
For a lease governed by Quebec law (the Governing law region setting in the generator's Advanced settings), the same last page adds, before the policies box, a highlighted block, Important clauses brought to your attention, summarizing key clauses and asking the tenant to initial them: liability and insurance, abandoned or unclaimed property, automatic renewal, fees and access restriction on default, waiver and indemnification.
The tenant initials next to "I have read and accept the important clauses above." This acknowledgment is meant to strengthen the enforceability of the clauses under the Quebec Civil Code: in a contract of adhesion, important or onerous clauses are better protected when they are expressly brought to the tenant's attention.
