The Stortech contract generator lets you compose your lease directly in Stortech, no PDF upload required. You choose your clauses and settings, preview the generated PDF, then activate it: Stortech creates the document and automatically places the signature fields. Your customers then sign it online via BoldSign, just like an uploaded lease.

Choose this option if you don't have a finalized lease yet, or if you want a standardized contract that Stortech fills in automatically with facility, unit, price, and tenant data. If you already have a lease approved by your legal counsel, use Upload my own PDF instead.

Configuring the lease template requires the Owner or Manager role.

Check your storefront branding (name, logo, colors) in Site settings: the contract uses it as-is. Your access hours are configured in the facility settings' Access hours tab, not in the generator. Prepare your facility-specific legal values (judicial district, governing law, refused-payment fee, notice periods, etc.) — you enter them in Advanced settings.

In Settings > Lease, if no template is configured yet, two options appear: Create a contract with Stortech — "Use a structured template with Stortech variables, PDF preview, and built-in e-signature." (button Create the contract, the subject of this article); or Upload my own PDF — "Keep the current flow with your own PDF document and signature field placement." (button Upload a PDF, see Electronic Lease Template).

Step 1.
Open Settings > Lease, then click Create the contract under "Create a contract with Stortech." The Generated contract page opens: a single scrolling page, with four markers at the top (Configuration, Contract content, PDF preview, Activation) and a fixed action bar at the bottom (Save draft, PDF preview, Activate signature template).

Step 2 — Document settings.
Give it a Contract name (defaults to "Lease agreement"). The Branding pulled from the storefront shows in preview. Open Advanced settings to enter, as needed: Judicial district, Governing law region, Country, Refused-payment fee, Late move-out penalty, Change notice (days), Unpaid months before termination, Cure period (days), and Abandoned property reference, plus Operator signature (see below).

Step 3 — Contract content.
Further down the same page, the contract is split into 13 sections (Definitions and scope, Premises and term, Rent fees and deposit, Property use and locks, Insurance, Access and repairs, Default and abandoned property, Liability, Site rules, Notices and contact info, SMS consent, General provisions, Signatures). Click a section to edit it: change its Title and Text. To insert a value that fills in automatically (for example the tenant name or the rent), use Insert a variable. To revert a section to its default text, click Reset.

Step 4 — PDF preview.
Click PDF preview in the fixed bottom bar to check the rendering ("Review the generated contract before publishing it"). The preview uses sample data (name, unit, dates) to show what the real document looks like.

Step 5 — Save draft.
Your changes are kept without being applied to leases. A draft is never sent to a customer.

Step 6 — Activate the signature template.
When everything is ready, click this button. Stortech generates the PDF, places the signature fields, and the contract becomes active for future leases. (If you're updating an already-active contract, the button instead shows Update active template.)

In Advanced settings > Operator signature, you can print your own signature directly on the generated PDF, ahead of the tenant's signature:

Step 1.
Check Include the operator's signature in the PDF.

Step 2.
Click Upload signature to add the image, then fill in Signer name, Title, and Displayed date.

Step 3.
Check I confirm this signature can be applied automatically to generated contracts.

The operator signature is off by default. The tenant remains the only electronic signer. Once a lease has been sent, the image and information are locked on that document, even if you change them later.

For a facility governed by Quebec law, the generated contract automatically includes an important clauses box that the tenant must initial, plus a late fee line. No extra configuration is required on your part. See Policies and Important Clauses on the Generated Lease.

On the Settings > Lease page, the active generated contract shows an Active badge. You can then: Edit content (reopens the generator to adjust sections, then Update active template) or View PDF (opens the generated document).

Sending and signing then work like an uploaded lease: Stortech creates the lease at online sign-up, the customer signs it, and you can resend it as needed. See Electronic Lease Template for tracking Signed / Unsigned status and resending.

Published versions are locked: a lease already sent or signed is never rewritten when you publish a new version. Stortech never fills in hardcoded values (rent, deposit, taxes, dates): that data comes from each booking and is locked at send time. Branding is edited in Site settings, not in the generator. The "Upload my own PDF" flow stays available if you'd rather provide your own document.

The Activate signature template button is blocked. Check: does the Corrections required box appear? Is a required setting or section missing? Fix: fix the listed items, then retry activation.

My logo doesn't appear on the contract. Check: is branding configured in Site settings? Fix: add your logo and colors in Site settings, then return to the generator.

I edited a section and want to revert it. Check: does the section show a Modified status? Fix: open the section and click Reset to restore the default text.

My changes don't show up on sent leases. Check: did you click Update active template after editing? Fix: a saved draft isn't active. Activate or update the template to apply your changes to future leases.

What's the difference from "Upload a PDF"? — With the generator, you don't need a document: Stortech builds the PDF from a structured template and places the signature fields for you. With upload, you provide your own PDF and place the fields manually.

Do I need to place the signature fields myself? — No. With the generated contract, the PDF and fields (tenant signature and date) are created automatically on activation.

Will my logo and colors show up? — Yes. The contract uses your storefront branding (name, logo, colors). It can't be edited from the generator — you adjust it in Site settings.

If I edit the contract, do already-signed leases change? — No. Published versions are locked for leases already sent. Your changes only apply to new leases.

Is the generator available in English? — The default template is in French for now. You can edit each section's text as needed.
